Cancellations and Refunds
If you are booking up to a year in advance...

We require a credit card number and a 25% non-refundable deposit/cancellation fee to guarantee your reservation. By January 15 of the year you are staying with us we require an additional 25% deposit leaving a balance of 50% due upon arrival. Because of various credit card fees and taxes we prefer a check for the deposit.
If you are booking within the same calendar year as your stay: we require a credit card number and a 50 % deposit, preferably by check of which 25% is a non-refundable/ cancellation fee, leaving a 50% balance due on arrival. For stays less than a week: We require a credit card number and a 50% deposit preferably by check. Balance due on arrival.

Cancellations
Sorry, we do not give refunds for early departures.
For Groups: July, August, and Designated Holiday group rentals must be canceled prior to April 1. Group rentals made for other months must be canceled 60 days prior to arrival date. For stays a week or longer: July, August, and Designated Holiday reservations must be canceled by April 1. Other months require 30 days notice. For stays less than a week: July, August, and Designated Holiday reservations must be canceled 30 days prior to arrival. Other months require 15 days notice.

Deposit Refund Policy
We often have reservations made up to a year in advance-because of this; it is often difficult to rebook canceled space. We will make every effort to fill a space you have canceled. Please be advised that refunds may not be available to you until the end of August due to the seasonal nature of our business-- please plan accordingly. Stays of less than a week: Cancellations for July, August, and Designated Holidays are non-refundable if made within 30 days of arrival date. Any deposit returned will be minus any taxes paid, credit card fees paid, and a $45.00 handling fee. Group stays and week or longer stays for July, August, and Designated Holidays: Deposits are non-refundable if canceled after April 1. All cancellations made prior to April 1 will be returned minus any sales taxes paid, minus any credit card fees paid, and minus a $50.00 handling fee.

Suggested Guidelines

  • Sorry! We can not take pets - due to wildlife considerations, health concerns, and liability issues. Let us recommend a place where your pet can be cared for nearby. 
  • Quiet hours from 8:30 p.m. or dusk, whichever comes first.
  • Smoking is permitted outside only.
  • All guests must register at the office upon arrival.
